One customer from California is flying here in a couple of weeks and is looking for six horses. I do not want to send him somewhere else! There is a customer in Miami looking for a horse in the $300K range, one in South Carolina looking for one for $150K, and a different client in California looking for one in the $150K range as well. These are all deals that could be wrapped up by the end of August. I have horses that I have found that more than fit the bill and are very profitable, but I don't have enough pennies in my piggy bank to do it alone. This is just one month out of the whole year and the circuit here doesn't even get booming until November!!

This may be exactly what you are looking for. When I did the projections I ALWAYS do a worst case scenario. Most of these horses (especially the last attachment) would be much quicker sales as I already have buyers in mind. These are people I have sold horses to in the past so I have a pretty good idea of what they are looking for.

The monthly expenses are high because the quality of the care is high. Things such as equipment are one time expenses and carry over from horse to horse. Also these estimates are high. It includes everything we would ever need for one horse, but in August I will not be purchasing sheets and blankets for the horses. We purchase equipment as needed, but throughout the year these expenses can be expected. I would rather estimate on the high side!

When I scout out the horses I can tell you this one is salable right away or it is going to be 6 months. Usually the longer term the project the more profitable. Some of these horses are getting sold for $500K+ That is not to say they couldn't have been sold earlier in the game for less money. The business is based on buy low and sell high. The horses I buy are worth more than what we actually pay for them. I then put the "spit and polish" on them (the part that I am better at than most) and market them well - that has been my success!!

I am set up right now to do a couple really quick deals but have no horses to sell. Please if remotely interested lets talk on the phone or meet tomorrow. I can show you the farm, horses, videos, or just give you more of an overview. I know it is Sunday night - happy to talk now - 2 horses flew into Miami Friday night and are released from quarantine tomorrow morning. These are ideal for my client in California!!! This may be exactly what you are looking for.

I gave you the references of people I knew there number off the top of my head. I accidentally dropped my phone in the pool on Friday and got a new phone on Saturday. As a result I lost about 350 numbers that had been stored in the phone. He is so nice he could go on the market right away for 200K. He is the type that no matter how long you have him he will continue to increase in value. If we had him 6 months which is more ideal he will be at least 300K. I would start showing him to people right away for 200 though and each day/week/month he would get more expensive. - Silco is a 16.2 hand, 8 year old, bay, gelding. He is also beautiful, easy, quiet, floats across the ground, not spooky, fabulous mover, good jumper, eligible for all divisions at the horse show but ready to do the 3'6". Does not need a professional ride - live at home.

I would say these horses are comparable in quality yet different feel to ride. Both have good soft mouths.

Standard rate now is really 15% on sales for the horse business. We could set it up that way and you and I could split that. I think that is fair to everyone involved. I have no problem sharing. The more horses we have the more horses I can sell. It works well for all those involved.

I am in the process of dealing with an eviction of a tenant from one of my properties and I am on the Board for another complex that is getting storm windows installed and I have to supervise. The site looks great but I don't think we can advertise the horses like that. The horses that we own can be advertised like that but we can not put horses not owned by us on a website - especially using their names. If for no other reason - some of those horses we don't want the people that currently own them to realize how valuable they are. I am not sure what the solution is but I am pretty certain that is not going to be good for anyone. I think if you want to have pictures on hand to show people what they could purchase after meeting them in person that would be fine. I don't want to give too much information to people until we decide they are a worthy partner as I am fairly selective as to who to get involved with.

Truthfully not sure if your horses should have their names on there where people can read that and get a sense of what you paid for the horse. That info is not disclosed and I would hate for someone to start making offers that allow you to make money but cut down the profit margin significantly because they know about what you paid for it. I don't know - I like the idea but this may be too much info up front. If you google one of those horses names - if they are persistant enough they will get to that site. It is entirely up to you but sometimes I have found less is better.

I think you can leave the photos of your horses on there - again though I would remove their names. I don't think people will really stumble onto this without looking for "investments" other than googling the names of the horses. We often try to look up the horses record that way. The photos show the quality of the horses, but their names are not necessary at that point. Once you talk to people you can run over the specs of each horse with them (names, prices, etc.). That will entice them into an actual meeting and hopefully a trip up to the farm. What do you think of that?

I've been looking for office space in Boca where I can meet potential investors and bring them up if needed. I'll hire an assistant to generate leads for me and see how that works out....

btw don't worry too much about google, I don't think I'd ever show up. btu to be safe, I'll put a block so that their crawlers won't index my site.... The pages have no meta tags (what google use to index a site) they dont even have titles...

The horse trials for Wednesday have obviously been pushed back a couple of days due to the storm. There is so much interest in all the horses I don't think you will get any more bills beyond this. I am overnighting a dvd of Silco to a girl in CA. She is trying to get here the mid part of the week next week so no one else sees him first! Business is good!!

I think you should def. put pictures of your horses on the website but just don't put too much info with it. Can't wait to see the finished product.

I doubt we will horse show as the horses will not have been ridden in 3 days (at least depending on how long the rain last). You have Flemming's passport. It may say Silco as the name but it is Flemming's.
In Europe the horses are very non-personal. He was probably most often referred to as "the Flemming horse" because his father was Flemming.

Silco's passport actually says Rambo which someone probably thought it was an unsuitable name and used Silco instead. We often change their names to something that sounds pleasing. The horses came to me with those names so it has kind of stuck.

As far as riding the horses - Flemming would probably be okay to ride but not during trial periods. We will see what the customer schedule is like when the weather lets up.

I am assuming I am reading this after my phone call to you so I think you know what is going on as far as prospective buyers are concerned.

These are just a few receipts; The bridles, martingales, saddle pads, and polos are all suppose to be arriving today or tomorrow so I will get that right to you.

The adjustment was just two days ago; today is the first day i can ride him. We do have an appointment for the people to come and see him one last time before the vetting. That appointment is Thursday next week. Don't feel discouraged at all - the people wanting to buy him call about every three days wanting to know where we stand so I think he is basically sold. There is a list a mile long waiting for him so no worries about him getting gone.

I found another one that is from the same people we got these horses from. This one is someone between Travis and Flemming. It is really nice. $85K to buy. I will keep you posted on that and will cross my fingers for finding someone to buy it through those ads.

You will always get a bill in the mail from the insurance company. The next one will reflect your payment due. I paid the balance owed for both horses with my check card when you gave me the policy number. The computer generates that paperwork regardless. Always a good thing to bring to my attention but most often times it has already been taken care of.

I would be very interested in you having more horses. I am assuming a line of credit keeps the interest low - the turn around is so fast on the horses I don't think that is a bad idea. I have another one we can buy from the same place the ones we already have came from. He is 4 years old and ready to go to the horseshow. His talent level is somewhere between Flemming and Travis. Horses are doing awesome! Flemming felt good before he got chiropracted but now feels amazing. Silco continues to amaze me with his day to day work. We are preparing for a very big trial towards the end of the month. He has to perform a little like a robot (on command) with very few mistakes and he has gotten it down pat and loves doing it.

I haven't gotten a confirmed price yet - waiting to hear from the owner. That horse is the same quality as Flemming so I would anticipate the immediate price upon arrival here being 125 and as usual would only increase as we went. Things are good here. Silco got tried today by one of the "big wigs". He was very good. He loved the horse and said he would be back in a couple of weeks with the kids. He liked him a lot and said to keep doing what we are doing so he has a touch more experience when he gets back. I don't think I can explain to you how big of a deal it would be to sell this guy our horse. For that job - there are three top people to go to - Frank Madden, Missy Clark, and Andre Dignelli. Andre is who came today and Frank Madden is who is coming in 2 weeks. We are on target with the job for Silco and are very excited at him.

Flemming is still on target for Thursday. I will let you know how that goes. Keep me posted as to our abilities to continue to purchase as deals come and go quickly as you know. Well, my cash flow is a bit short, until something sells.

I still have a Print shop that I'm trying to buy to continue publishing my ebay trade publication. It will be ideal when both horses sell. then I can put a small down on the print shop and most likely, be able to buy a horse, or with the extablished cahs flow, I can still apply for the cedit line & possibly keep two horses on hand.

It all depends on how well these 2 do for me. I'll also be able to brag how well I made out with all the investors I speak to.......

This is one that I tried to buy this winter for myself. I just didn't really have the budget for it. There are no guarantees but it is like the horses we have now. There has not been a single person through the barn that hasn't loved all the horses. They are waiting on us to get the horses strong and healthy. This horse is already in the US so no adjustment period like these guys. This horse is nice enough to show to all the people I have shown our current horses to. Limitless possiblities.

His cousin said horses are expensive and more for fun than for business. His cousin does some breeding and is in a different aspect of the business. I am not sure that he even does hunters and jumpers so there may be a huge difference. I told him how I started out and what it cost versus what it cost now and why there is a difference. I don't think his cousin said he could buy cheaper horses - I think he has no idea about this market. I think his cousin has a barn where he teaches lessons and breeds some horses - which is very expensive. You have to feed the horses you breed until they are 4 years old before they are really saleable - that means you have spent close to 50K on them. Some of the horses may be worth that but more often than not they aren't worth that so you lose a lot of money.

I did talk to him today and faxed him some of the numbers for those specific horses and enlightened him on the clientele here. I explained the clientele is a huge part of why this business is so profitable which helped clarify things. He again left me with a very positive feeling so I will keep you posted.

The way I see it, is that if you can make it very secure (that's number one) and very profitable for investors, while you're picking up the commission and the day care/training of the horses, you could do very well if you can buy & sell 10 - 15 horses a month (maybe more) without using any of your money...

I think that in time we can get a system down path that investors will be begging us to take their monies and buy horses....

Oh well, again, I like the concept very much just got to get it down path.

The concern was that all the horses in the projections were priced at $85K instead of $75K. And all the expenses were nearly double what I was paying for my horses.... I though she was grossly padding the costs for her own gain

These are the same numbers that apply to your/our horses. This is the same template I used for Flemming and Silco. I am being very choosey and finding horses that can fit this mold, as I think it will be the most successful. There is no investment where investors make this kind of money, but I think when you talk to people you have to give best and worst case scenarios. I don't want people freaking out if every horse does not get sold in 60 days. It takes 30 days just to get them truly "healthy".

My research has led me down paths where most investors are happy to get 18% return on their money. I have never talked to anyone that has expected 50% or more. If making 30 - 40K every 3 months or so is not good enough then this is probably not the right business for them. It is very profitable, but I think you are looking at this from an extreme point of view. I always try to show best case scenario to worst case scenario. I am not comfortable portraying it any other way. I don't want anyone to ever be shocked.

I want to make money like everyone else but there is a certain amount of work and effort involved - it does not happen over night and is not as simple as it may appear. We have a lot of "quality" horses and therefore everyone has loved them, but you have to understand how many horses got turned down before I got to these horses. It is a fabulous business but it does take time, effort, and expertise.

I didn't say anything in front of David the other day when you were here - I figured you were trying to "sell" the idea, but Silco is not on the market for 200K. I never have indicated that to you. I put him on the market for 125K the day he got here and he will go up to 150K the start of this next month. Very similar scenario for Flemming. This is why the horses are getting sold so quickly. The horses can be priced at whatever we want but I thought the idea was to turn them quickly - if you slap a huge tag on it people typically want to see them show and have a record - these are added expenses that we are trying not to incur. The only horse I said would go on the market for 200K right away was Travis. That horse was significantly more expensive to start because of his talent level. He is very inexperienced but has ALL the talent in the world. He has the potential to be 500K+ horse (next couple of years). Flemming and Silco (and most other horses) are maxed out before they get to a number like that.

These are very valuable horses but you have to make sure you understand some of these things before you talk to other people about it. I do not want to mislead anyone in any way. No business or investment is simple if you are truly going to make money. I looked at over 600 horses before I found a handful that fit the criteria for me. Yes the business can continue to grow and I can seek out the quality like I have now but it is not as clear, cut, and dry as maybe you would like it to be. There is no guarantee of 60 day turnover. Yes that is always ideal but not a given. If I could find and buy 10 horses just like Flemming - I could sell them all right now just like him. It isn't quite that simple. The key ingredient is quality. The quality horses sell themselves - that is what makes it easy.

I think that $75K for a horse, and minimizing the expenses to where the total cost is $85-90K and selling for $150, or so with a net profit to the invsetor of around 40K - 45K would be good.

anyway, just my point of view, I'm sure you've had other investors with different point of views...

If we can sell Flemmingh this week, I'll be good with that investment and if Silco goes at the end of the month, that will also be a good investment, altough I was under the impression that he would go for more....

Maybe there is a different approach....

Flemming - all depends on the foot. Most of these guys leave this next week to go to the first "final" horse show. It is in Maryland. They will be there for the month of October so if we don't squeek by then November it is. They are being patient and have not lost any interest - I am like you though. Prepare for the worst and get pleasantly surprised with the best. Hopefully on Tuesday we are perfect!!

Flemming and Silco were both priced at 150K. The only horse I indicated a price of 200K for was Travis. Flemming I would get a commission on top of that so - actual wire would be 165K.

The vet appointments for November are for Silco, Travis, and Pebbles. I think Bernie is getting vetted in 10 days. Waiting for conformation from the trainer. I am suppose to touch base with the trainer the last week in October to confirm the day of return for the November appointments. I will keep you posted. It will be that first week in November.

That is sometimes where we get some negotiating room as well. I always try to get the commission on top of what the sale price is. Doesn't always work that way; sometimes they want to split the difference; sometimes they want the other side to pay the whole commission. This is why we are being patient with his foot because we don't want any imperfections - leaves room for negotiations.

It is like not getting past an inspection on a house - it cost you money.

The vet bill is going to be large. We had to sedate him several times - the machine we used on him is basically like an mri machine so it is quite costly. Again - all of this is covered by the insurance but as a reimbursement. I am guessing the bill is going to be ~ 3000.00. Paying for it with a credit card over the phone is just fine - we do that all the time. I will have to call you from there. I am taking a saddle over there to ride him for the vet to make sure we got everything before we leave. So I am guessing sometime after lunch - I can call you for your card number. We are still not to the bottem of the problem. Flemming is still at the clinic. I will pick him up this afternoon. The scan did not light up his foot. It lit up his back so we have been evaluating that all week. He is getting a shockwave treatment and I just bought him a new saddle ($3500 - no expense to you though) - (something that will be useful to me with future horses). Yes this is delaying his sale. I will let you know more when I pick him up this afternoon. ALL of this will be covered with the insurance. I already spoke with someone yesterday about starting a claim. The foot problem happened with us - he lnpcked off his shoe on the right front leg and stood on the nails. He was slightly sore from that so we just continued to try to toughen him up. The foot is really not a big deal but he has be slightly unconfortable right front. Well it turns out the diagnosis was not right front - he has clearly been over that - the real problem is his back is sore. This also is not a crisis and in no way devalues the horse. It does require some slight patience but he will be just fine. Your luck is not all bad - I promise!!! These are truly just bumps in the road. I promised you I would tell you if there was a time to panic - we are fine!! No panic necessary.

The vet didn't miss anything; these are things we could have seen if my crystal ball was more clear (haha). The back thing was more progressive and is totally fixable with a saddle the horse is more comfortable with and some basic treatment. Again - we will apply the entire diagnosis process and treatment to his insurance. The shockwave treatment is great because it causes the nerve endings to deaden causing the pain to go away until it heals. The biggest cure is making sure the saddle fits the best possible. Saddle fit is like shoe fit - we all have our preferences - not a huge deal - completely coincidental that is appeared to be right front; otherwise we would have addressed it sooner and not assumed it was from ripping his shoe off.

You absolutely do not need to bail - your patience will pay off. I will probably try to start riding him tomorrow or Sunday. This is more of a management problem than an issue for the horse. I will keep you posted. Please let me know when you receive any insurance paperwork. The sooner the better - the faster we get a check.

Your luck is not all bad - you have two extremely nice horses.

Flemming has just started back to work. He is trotting for about 10 minutes everyday. He still has another treatment next week. He will not be able to canter and jump until after that. The horses can't leave to go anywhere right now - there are no horses traveling in Wellington. There has been an outbreak of a virus and they are trying to contain it. Pick up a paper and read it. Our horses have not been effected, but no one is moving horses - it is not safe. I will let you know when I get an answer from the bank. Nothing is instant gratification.

Last week on the phone, you said if I could give you $25K, you would finance the rest over two years; these are the types of things I thought about, and then approached my bank about it; we discussed several scenarios. If this turns out to be a loss for you it is simply because you have no patience - had I known this prior to getting started, I would have said this is not for you. I have turned other people away - it would not be the first time. Getting angry and having a fit does not provide a viable solution. It does not make the horses feel better faster, and it doesn't erase time.

I also thought we had established a plan of action when we last spoke on the phone! I HAVE MOVED FORWARD WITH THAT! I HAVE LEVELED with you every step of the way! I also, feel I have given you ample time and explanation as to what gones on with those horses. You want everything to be black and white, and it just is not. I can't make it that way. Sorry! You said that you were going to get a replacement AND that you may be able to keep Silco so you can try to sell it...... You DID NOT say that he definitely was going back.

BUT anyway, if he is going back as you say, why do you still have him? kind of "Beating a dead horse" don't you think... wasting money on daycare for something that you have to send back...

We've discussed the money issue on Silco. I sent you an email telling you that I could probably spare up to $25K but only for a very short time...

A) I don't do the stock market! don't believe in it. Ironically, I do have some stock with my wife from the company she works for. But unlike the horses, stocks are long term, you buy it and forget it.....

B) I don't do investments like this ( that I don't know anything about) ever. I trusted you, and your representations that (from your first email) it should be wrapped up by the end of august. But I did allow 60 to 90 days which have elapsed.... and I remember clearly discussing "what if" the horse got hurt (broke a leg for instance) and we couldn't sell it

You told me that nothing ever happens to the horses, they basically just sit in the barn, and do a little exercise once a day......

You also represented that worst case, the insrance would buy the horse from me at a little less than cost and they would dispose of it... Well, FYI that won't happen.

THOSE are the representations (and trust in you ) that I based my investment on..... I'm not stupid, just too damn trusting.

Yes, I finally heard about the virus on the news.

I understand the need to check in and welcome it, but I am not going to respond daily to the personal attacks. I want to remind you again, there is an outstanding balance of ~ $15,000 (includes the vet bill that you will get reimbursed for). I have done nothing to put undo pressure on you about that (which is a courtesy) and was trying to figure a way to absorb that in the arrangement we are trying to make. These scenarios will be impossible to implement if we can't communicate better.

Last week on the phone, you said if I could give you $25K, you would finance the rest over two years; these are the types of things I thought about, and then approached my bank about it; we discussed several scenarios. I am anxiously awaiting the feedback to see how we can proceed - that is all I can tell you at this point. AGAIN, you have already gotten that information!! YOU KNOW AS MUCH AS I DO!
If this turns out to be a loss for you it is simply because you have no patience - had I known this prior to getting started, I would have said this is not for you. I have turned other people away - it would not be the first time. Getting angry and having a fit does not provide a viable solution. It does not make the horses feel better faster, and it doesn't erase time.

I also thought we had established a plan of action when we last spoke on the phone! I HAVE MOVED FORWARD WITH THAT! I HAVE LEVELED with you every step of the way! I also, feel I have given you ample time and explanation as to what gones on with those horses. You want everything to be black and white, and it just is not. I can't make it that way. Horses have a lot of gray area.

Yes, I'm still standing with the plan we discussed, that you would come up with $25 to $50K and I would hold a note ammortized at 2 years (to keep the payments low), but that as you sold the horses, you would pay off the note as the horses are the colateral for the note...

I hope this concludes the portions of the emails with this tone. I look forward to helping you get out of this and into something else more suitable for you. I am doing everything I can to wrap this up. As I said before I am happy to own both horses, just trying to find a way the bank will allow me to.

I went to the bank with open eyes, trying to get them to give us as many options as possible. I can probably do something with the bank as soon as the virus is over. I don't qualify for any real loans as my business account has not been open 6 months - timing is truly everything! He did however feel like if they could hold an insurance policy on the horses, he would be comfortable doing some type of line of credit for my business - small but next to no interest. This will allow me to make monthly payments to you. The insurance company will not issue any new policies for anything south of Orlando, until this virus is under control. The scar tissue makes everyone I have talked to about the horse uncomfortable. People agree to lease him for six months with a buy out option, but this is too risky for us. He is going back to Europe when it is safe to travel again and when I can get him on a flight.

Insurance forms have been submitted. I talked to an adjuster the week of thanksgiving, we were waiting on one more piece of paperwork. I would think you would have that payment soon. I am in the same boat - no money for Christmas, it sucks and I am sorry you are in that boat as well. I can't really help with your stress level other than telling you again - I am doing everything to get this done for you - it just doesn't seem to be fast enough.

I have two meetings tomorrow; maybe something great will transpire - I will let you know if it does; otherwise I am on hold until after the holidays I think. I spend all of my extra time talking to people and emailing people about business loans, etc. You will be the first to benefit from anything promising like that.

It's not good colateral. Real estate colateral on the other hand would get you a petty decent rate.... it's relatively easy to dispose.

Of course you could pay more than 1/3 of the note if you sold a horse to reduce the loan, therefore reducing interest.

I think the interest rate is more than fair. NO lender is going to lend you on the horses, they all want real estate.... but hey, if you can get a better loan somewhere else, you can pay of the balance of my note at anytime...

This way, you get to work with your capital when you sell a horse besides, I've already forfeited $50,000 of my expected profits doesn't that count for something?

I contacted great american about the insurance; that is drafted from my account - I had not received anyone's check this month, and was trying not to panic, but it has crossed in the mail. A cancellation notice was generated, but it is fine. I arranged for $1021.32 to come out of my account next week. So if you get something - you can disregard. They just have to have the 1021.32 by January 2. It is taken care of - guess it won't be your problem much longer, but didn't want you to panic.

Truthfully I don't care what prime is, I don't care what your branch manager told you, this is not an average lending deal. This is me HELPING you secure gettting your money back. If you want to do this on a personal level that is fine. Otherwise I will pass. I have no interest in signing anything where the interest rate is that high. Wachovia will lend a LOC at 8.2%. I know this for a fact as a friend just had one processed in the last 30 days!

I am not sure why you think I should pay for you to lose your "expected profit" when I am the one willing to take the risk. You only make money on investments if you see the deal through. If you bought a piece of land to resell and the market went south for a while - If you cut and run - you would lose money. The people that sit it out and have some patience are there when things turn around - they make the money. I am NOT paying you $228,000 over the next three years for the $137,544.83 you put in. I might as well go out on the street and give money away. Private lending does NOT work that way.

You need to put some of this on paper - read it before you suggest it. That is crazy - This is all to HELP YOU.
